A proven track record of securing both outline and full planning consents for a variety of uses including the negotiation of change of use and listed building consents to maximise value including projects located in Conservations Areas and Areas of Outstanding Natural Beauty. Completion of Section 106, 104 and 38 Agreements and discharge of conditions to implement consents.
Development Management including tendering and letting
construction contracts, construction management, sales and marketing co-ordination to achieve optimum exit. Since 2010 the team has procured in excess of £60m of construction contracts and delivered over 400 new build and refurbished dwellings and supporting commercial units.
Our asset management approach centres on refurbishment, a
flexible approach to leasing, occupier liaison, estate management and planning gain to drive income growth and capital value enhancement.
The team has access to equity funding for site acquisition, existing relationship banks for senior debt funding for construction and project refinancing, and has successfully worked with Homes England (formerly the Homes & Communities Agency) to procure funding for construction costs through the GBB and BFF programmes. An innovative variety of funding routes have been utilised since 2010 to deliver speculative housing projects.
Working with multi-disciplinary teams to deliver optimum exit strategies. Agreeing and monitoring budgets, overseeing the preparation of and finalising all sales and marketing collateral (conveyancing packs, brochures, websites, events, etc), conducting regular sales and marketing meetings, agreeing sales and working through the conveyancing process.
